According to a recent article in The Gazette, homes in Colorado Springs did not move too quickly in February, but realtors are not discouraged. While outsiders might think this signals a bleak outlook for selling your Colorado Springs home, this is not necessarily true. Like the rest of the country, February sales were down against last year’s numbers, but there are several contributing factors to this decline. One was the sub-zero temperatures throughout the region last month, but the most important reason is this year’s lack of a Federal Homebuyers Tax Credit.
In February, single family home sales were down 21.7 percent from the same month last year, according to the Pikes Peak Association of Realtors. However, with recent accolades from CNN Money (Best Recovery Bets, February 2011), the fact that only 448 homes sold last month may just be an anomaly. Remember, the Federal Homebuyers Tax Credit caused a rush on residential real estate during the first four months of 2010, so if you are selling a Colorado Springs home, then the more important months to look at this year will be May and June. These will provide a more accurate comparison because they will not be up against last year’s incentive-driven sales figures.
According to the Gazette article in (Area home sales decline in February, March 2, 2011), one realtor attributes the sales slowdown to a two-week spate of cold weather. Even though the number of homes sold was disappointing, the average sale price is still 4.6 percent higher than the same month in 2010, according to the Pikes Peak Association of Realtors.
