In the year 2010, there has been a lot of volatility in the real estate market as whole.  First there was the impending expiration of the Federal New Home Buyer Tax Credit, then it was extended through April, then it expired again, leaving many people wondering if a brisk summer selling season would be enough to reduce the number of Colorado Springs homes 4 sale.  Even though the summer wasn’t as “hot” as usual in 2010, some neighborhoods did better than others. 

In a recent report for September 2010, the Downtown and Central neighborhoods of Colorado Springs did quite well, indicating a promising trend is in the works for the Colorado Springs housing market.  The number of Colorado Springs homes 4 sale in Downtown and Central was 333 in the month of September, 34 of which were sold.  The median sale price of the homes in these neighborhoods was $147,000 and the average price was $165,707, but what is most encouraging was September’s “Sale Price to List Price Ratio”, which was 98%.  In another promising trend, the number of days that “sold” homes remained on the market was down to 57 days.

The Central neighborhoods consists of everything inside of Circle Drive, and the Downtown area consists of homes that are east of I-25, west of Union, north of Cimarron and south of Fillmore, or the zip codes of 80903, 80907 ad 80909.
