If you are just becoming familiar with the real estate market in the Pikes Peak region, you may have heard about a popular neighborhood known as Briargate Colorado Springs. The first homes in Briargate were built in the late 1970’s, but the area has grown considerably since then. Other subdivisions were soon added, such as Contrails, Fairfax, Summerfield and Gatehouse Village, but if you search the Colorado Springs MLS you will find all of these are considered Briargate Colorado Springs homes. More recently, neighborhoods like Charleston Place and Pine Creek have cropped up in the area, as well as the Wolf Ranch and Cordera real estate neighborhoods.
Over the past few years, Colorado Springs’ real estate market has done much better than other regions of the country, primarily because of the strong military presence and technology sector. Plus, it doesn’t hurt that the region has won national recognition as a “Best Place to Live” from several high-profile magazines and news organizations.
Even though the market has seen a few dips and market adjustments, neighborhoods like Briargate Colorado Springs tend to “hold their own” for a number of reasons. One major draw for Briargate Colorado Springs homes is the top-notch Academy School district. Another is the quality of life and great views of Pikes Peak and the Front Range. This 10,000 acre planned community has lots of shopping, limited road access and perimeter fencing, making it a safe and pleasant place to live.
As of the most recent report from the Pikes Peak Association of Realtors, Briargate Colorado Springs had 323 active listings in July, with 51 homes sold and 84 new listings added that month. The median sale price is $279,900 and the average sale price is $307,770, which puts this community on the high side of Colorado Springs neighborhoods. After keeping their homes on the market for an average 61 days, sellers of Briargate Colorado Springs homes are getting 97.4% of the selling price.
While national and state indices point to a slowdown in home sales, the Briargate communities are quite healthy in comparison. If you plan to buy a home in Colorado Springs, an experienced realtor can help you take best advantage of the current Briargate Colorado Springs real estate market and find the home of your dreams.
