Well the rush is over, and time has run out if you had planning to buy or sell a Colorado Springs home before the April 30th tax credit deadline. The flurry of activity leading up to last weekend’s deadline is finally over, but many houses remain unsold. Before you let this discourage you, remember that most Colorado Springs neighborhoods saw a boost in sales. For sellers, this reduction in inventory may help keep prices higher in the summer months, and buyers can expect to see better incentives and improvements as sellers try to remain competitive.
Here are some ways to keep your home at the top of the list as spring and summer homebuyers start looking for that perfect home in Colorado Springs.
1) Freshen up your home a bit. Take some time and think about what you can do to make your home the most appealing one in the neighborhood. Everything from a serious “Spring Cleaning” to an inviting garden near the front walkway should be considered. Add a fresh coat of paint, a new welcome mat and have your curtains cleaned too.
2) If your home has been on the market for awhile, consider taking it off the market for a few months and then relisting it when the market starts to heat up. Research shows that the longer a home has been on the market, the less likely it is to sell, and “New Listings” get the most attention from buyers.
3) Change your selling price and price your home more aggressively. If your home is the “best home at the best price” it will be easy to sell.
4) Consider offering buyers incentives, such as buying down their interest rate or paying closing costs. Offering to increase the commission for the sales agent or carrying a loan for the down payment will bring many more buyers to your door.
Being strategic and competitive will help you sell your Colorado Springs home so quickly that it may even feel like you “cheated”; but remember, “All’s fair in love and real estate”.
